Boiler Servicing

Annual Boiler servicing provides a range of benefits, which include:

Enhanced Safety

Boilers burn fuel to produce heat, producing potentially harmful by-products like carbon monoxide.

A serviced Boiler ensures these gases are properly vented out of your home. Engineers check for leaks or blockages during the service that could cause danger.

Annual servicing helps identify and rectify such issues before they become hazardous. This approach reduces the risk of carbon monoxide poisoning, which can be fatal if undetected.

Improved Efficiency

A regularly serviced Boiler runs more efficiently, saving you money on your energy bills.

Over time, Boilers can lose efficiency due to wear and tear, but a service will ensure all parts are clean and working correctly, reducing the fuel needed to heat your home.

An efficient Boiler also has a smaller environmental footprint, contributing to lower carbon emissions.

Extended Lifespan

Regular servicing can extend the life of your Boiler. You can avoid costly repairs or replacements by addressing minor issues before they become significant problems.

A well-maintained Boiler will serve you reliably for many years, providing peace of mind and savings in the long run.

Boiler servicing ensures you get the most out of your heating system while reducing the chances of breakdowns.

Warranty Validation

Boilers require annual servicing to keep manufacturers’ warranties valid. This is an important aspect that homeowners often overlook.

Without regular Servicing, you might have to pay for repairs that would otherwise be covered under warranty. A detailed service record will be beneficial if a warranty claim is made.

Compliance With Insurance Policies

Home emergency insurance policies often stipulate that annual Boiler servicing is a requirement.

Failure to service your Boiler could lead to a voided insurance policy, leaving you unprotected from a breakdown.

Regular servicing ensures that your insurance policy remains valid and provides the necessary coverage when needed.

Valid insurance protects you from the financial burden of unexpected Boiler repairs or replacement.

Boiler Service Procedures

Our thorough boiler servicing procedures ensure everything is checked and maintained according to the manufacturer’s guidelines.

Here’s what a Boiler service includes:

Booking & Initial Inspection

  • Appointment Scheduling: The first step is to contact us and schedule an appointment. Our team is flexible and can accommodate times that fit your schedule, ensuring minimal disruption to your daily routine.
  • Engineer Arrival: A qualified engineer arrives on time and presents their Gas Safe ID, verifying their credentials and the safety of the service.
  • External Inspection: The service begins with inspecting the Boiler’s exterior for signs of leaks and corrosion. This initial check helps identify any visible issues that need immediate attention.

Internal Checks & Cleaning

  • Casing and Components: The engineer removes the Boiler casing and inspects the interior for corrosion and leaks. Seals, valves, and pipes are checked for tightness and wear, ensuring all components are in good condition.
  • Component Cleaning: All internal components are cleaned, ensuring that each part can be tested accurately and operates efficiently. Clean components reduce the risk of failure and improve the Boiler’s performance.

Pressure & Gas Rate Testing

  • Pressure Check: The Boiler’s pressure is tested and adjusted as necessary. Consistent pressure ensures a well-functioning system.
  • Gas Rate Check: The gas burner is cleaned and tested. Adjustments are made if needed to ensure the correct amount of gas is being burned per hour, optimising efficiency. This ensures that your Boiler uses fuel efficiently, reducing your energy bills.

Flue & Ventilation Testing

  • Flue Inspection: A flue gas analyser measures the levels of oxygen, carbon monoxide, and carbon dioxide in the flue gases, ensuring safe ventilation. This test is critical for safety, ensuring harmful gases are properly expelled.
  • Oxygen Supply Check: The Boiler must receive ten cubic meters of air for each cubic meter of gas to function correctly. This is verified during the service to ensure optimal combustion and efficiency.
  • Leak Detection: The engineer checks for gas leaks within and around the Boiler, ensuring your Boiler is safe to run.

Final Checks & Recommendations

  • System Activation: After servicing, the Boiler is switched on to ensure the radiators heat correctly. Radiators are bled if necessary to remove any air pockets, ensuring even heat distribution throughout your home.
  • Efficiency Tips: The engineer recommends maximising your central heating system’s efficiency. Simple adjustments and maintenance tips can significantly affect your Boiler’s performance.
  • Service Record: A detailed service record is provided to ensure you have a complete maintenance history for warranty and insurance purposes.

Boiler Repairs

Boilers are essential everyday appliances providing heat and hot water to homes and businesses.

However, like any machine, Boilers can develop issues that need attention. Here are a few typical Boiler issues we encounter and solve regularly.

Noises Coming From The Boiler

One of the most common issues homeowners encounter with their Boilers is unusual noises.

These can range from whistling to banging or gurgling sounds. These noises often indicate underlying problems that must be addressed promptly to prevent breakdown and potentially even damage to your Boiler.

There are several causes of noisy Boilers:

Limescale & Debris

Central heating systems often accumulate limescale and debris over time.

When these materials build up in the heat exchanger, they can cause a phenomenon known as ‘kettling,’ where the trapped limescale heats up and creates a whistling noise.

This is similar to a kettle’s sound when it boils, hence the name. Descaling the heat exchanger will remove limescale buildup.

Air In The System

Air trapped in the Boiler or the heating system can cause gurgling noises. This is often resolved by bleeding the radiators to remove the air pockets.

Low Water Pressure

Boilers require a certain level of water pressure to function correctly. If the pressure is too low, it can cause banging noises due to water hammering in the pipes. Checking and adjusting the water pressure often resolves this issue

Worn-Out Parts

Components such as pumps and fans within the Boiler can wear out over time, leading to rattling or vibrating noises. Identifying and replacing worn-out parts usually restores smooth operation.

Blown Fuse

Sometimes, a blown fuse in the Boiler’s electrical switch can prevent it from starting.

Replacing the fuse is a quick fix that can restore the Boiler to working order. We can quickly replace blown fuses to get your Boiler up and running again.

Frozen Condensate Pipe

In freezing temperatures, the condensate pipe that removes excess water from the Boiler can freeze, leading to a blockage.

This blockage prevents the Boiler from starting and running. We defrost the pipe and apply proper insulation to prevent future freezing for frozen condensate pipes.

Faulty Thermostat

A faulty thermostat can prevent the Boiler from turning on. Thermostats can wear out over time or become miscalibrated, requiring replacement.

Installing a new thermostat is a straightforward process that ensures accurate temperature control and Boiler operation.

Pump Issues

The pump in your Boiler circulates hot water from the Boiler to the radiators and back. When the pump fails or malfunctions, it can impact the performance of your heating system.

Our engineers are well-equipped to diagnose and fix pump-related problems. If the pump is beyond repair, we can replace it with a new one to restore proper circulation. For minor leaks, replacing the seals will suffice.

Faulty Thermocouples

The thermocouple is an important safety device in your Boiler that detects whether the pilot light is lit. If the pilot light goes out, the thermocouple shuts off the gas supply to prevent a gas leak.

A faulty thermocouple can cause your Boiler to shut down unexpectedly, even if there’s no real danger.

Replacing a faulty thermocouple is a relatively quick and straightforward process that our engineers can handle efficiently.

We will also inspect the pilot light and related components to ensure no additional issues are causing the problem.

Low Pressure

A Boiler requires the correct pressure to function properly. If the pressure is too low, it can prevent the Boiler from operating efficiently. Identifying and fixing leaks in the system can restore pressure.

Our engineers will adjust the Boiler pressure to the correct level. Replacing a faulty pressure relief valve may be necessary to restore proper pressure regulation.

Leaking

Leaks can occur in various areas of the Boiler, leading to water damage and efficiency loss. Replacing corroded pipes or the tank can stop leaks.

Ensuring all joints and seals are secure can prevent leaks. Replacing worn-out seals may be necessary to resolve leaking issues.

Faulty Circulation

Efficient circulation of hot water is vital for a heating system. Circulation issues can lead to uneven heating and Boiler inefficiency. Debris or sludge can block the pipes, hindering water flow.

Cleansing the pipes with a chemical or power flush can remove blockages and improve circulation.

As mentioned earlier, a faulty pump can disrupt circulation. Air trapped in the pipes can also prevent proper water flow.

Bleeding the system can remove airlocks, restoring efficient circulation.

Ignition Issues

Modern boilers use electronic ignition systems to start. Problems with the ignition can prevent the Boiler from operating.

Repairing or replacing faulty components within the ignition system can resolve these issues. Sometimes, there’s an issue with the gas supply itself, starving the Boiler of gas so it won’t run.
